Our research method

See the evidence. Understand the assumptions.

We test the seller's numbers against independent research, realistic operating costs and acquisition debt. Our value is explaining whether the opportunity deserves further investigation, and what still needs checking.

We test the advertisement

Seller earnings, occupancy and asset descriptions remain claims until supported by evidence. We check the arithmetic, identify contradictions and state what records are missing.

Every study separates what the seller says, what we independently found and what we estimated. We do not invent missing financial information.

We research the customers required

We examine the demand that must produce the revenue: local visitors, housing, traffic, competitors, published prices, seasonality and capacity, as appropriate to the business.

We calculate the customer volume or utilization needed and ask whether the market plausibly supports it. Regional demand is not proof of occupancy or sales at the specific property. Where local evidence is unavailable, we explain the limit.

We test what the buyer could keep

Our estimates account for reasonable management or operator costs, maintenance and replacement reserves where appropriate. We then test illustrative acquisition financing and the cash remaining after debt.

We identify financing assumptions and costs that could change the result. Advertised earnings and an earnings-to-price ratio are not the buyer's take-home cash or a guaranteed return.

You can examine the reasoning

A completed Deep Dive includes sources, calculations, assumptions, risks and unresolved questions. Listing and research source links are inside the paid study. You can see how the evidence connects to the conclusion.

We examine credible alternative operating models, overlooked income and alternate uses where material. Speculative upside receives no credit in the base case without supporting demand and a complete cost check.

We publish potential needles, with degrees of PROBE

PROBE means the deal merits further investigation. It is not a recommendation to buy or a guarantee of profit.

Strong case: a reasonably supported model leaves a surplus, with fewer material uncertainties. Verification needed: attractive potential depends on specific financial or operating claims being confirmed. Conditional opportunity: economics depend on clearly stated equity, price, financing or an operating change supported by evidence, with its costs included.

We reject unsuitable listings internally. A PASS is retained in our screening records, not offered as a public teaser or paid Deep Dive. We do not relabel a rejected deal to keep it on the website. Conditional cash outcomes, material risks and missing evidence remain visible.

Our conclusions are independent

A seller, broker or referral partner cannot purchase a favorable verdict, prevent an internal rejection or change our research assumptions.

If we establish a paid referral, sponsorship or other commercial relationship relevant to a listing or recommendation, we disclose it beside that material. Sponsored placement must be clearly labeled and does not replace independent screening.

Know what still needs checking

A feasibility study is not an accounting audit, appraisal, property inspection or verification of every seller claim. Records and conditions can change. We identify material unknowns and evidence needed before committing to a purchase.

We do not claim a proven customer-success record or credentials we do not hold. Evaluate the completed examples by their evidence, arithmetic and reasoning. Legal, accounting, engineering and environmental opinions require appropriately qualified professionals.

Confidential investigation is a separate step

Deal Verification has an introductory flat $199 fee for one deal, including normal seller contact, records review, follow-up and written findings. Normal workload differences do not change that fee. Deeper Due Diligence is a separate scoped service starting at $1,249. We confirm authorized access before reviewing confidential records. A Non-Disclosure Agreement (NDA) must permit our consultant involvement, or separate written permission is needed.

Outside contacts, document sharing and any required agreements follow explicit authorization. Completing a buyer-readiness declaration does not verify funds or certify auction eligibility.
