A Deep Dive tests whether the advertised opportunity makes economic sense. Due Diligence investigates the specific records, property conditions, permissions and obligations that could change that conclusion.
Depending on your deal, the agreed investigation may cover financial records, leases, ownership records, zoning, permitted uses, utilities, taxes, permits, equipment and material contracts.
We first identify the questions that matter to your purchase, establish authorized access to necessary records, and agree on a written scope, price and expected schedule before payment.
You remain the buyer. Where funding evidence or a Non-Disclosure Agreement (NDA) is required, we confirm buyer readiness and permission for our consultant involvement before reviewing confidential seller records.
The report explains what we checked, the evidence supporting each finding, discrepancies, missing information, unresolved risks and recommended next steps.
Documents supplied by a seller are clearly distinguished from facts independently confirmed. We identify which findings support the advertised opportunity and which could change your decision.
The assignment is complete when we deliver findings addressing the agreed questions, including any that remain unanswered because records or cooperation were unavailable. We explain what remains unresolved and why it matters.
