What makes a buyer ready?
A completed form records your statements. It does not prove available funds. Supporting evidence must identify the buyer, show the amount and date, and explain any conditions on access to the money.
Cash available for a down payment is different from funding the full purchase. We also consider financing conditions, closing costs and operating reserves. Only after review can we give a specific, dated summary of your documented funding readiness.
Access to confidential records
You remain the buyer and provide any required proof of funds. Probe or Pass acts as your research consultant. We check that a Non-Disclosure Agreement (NDA) permits our involvement or arrange separate written permission before receiving confidential seller records.
The seller, broker or auction platform decides whether to accept your funding evidence and grant access. Our review does not guarantee loan approval, auction eligibility or a completed purchase.
No payment is taken here. Complete this form, then provide redacted funding evidence using the instructions in your receipt. We confirm funding readiness, authorized access and expected timing before offering the fixed $199 payment.

Next, email your reference and a recent, redacted bank or brokerage letter showing buyer name, date and available amount to deals@probeorpass.com. If financing is needed, include a lender letter or term sheet and its conditions. A conditional lending letter is not cash. Mask account numbers, transaction history and unrelated holdings. You may email first to arrange another document-delivery method.

What Deal Verification delivers
For one named listing, we agree on the claims to check and the available evidence. You receive written findings identifying supported claims, discrepancies, missing records and unresolved questions. We distinguish documents reviewed from independently confirmed facts.
Unavailable records are reported plainly. We do not promise to verify every claim, negotiate a purchase, provide a legal opinion or conduct an accounting audit.
One deal. Flat introductory fee: $199
The fee includes normal seller or agent contact, relevant records requests, normal follow-up, testing material advertised claims and written findings. The price does not vary with normal differences in document volume or workload. Missing documents and normal follow-up do not create extra charges.
We confirm authorized access and the checks to be performed before payment. If records or cooperation are unavailable, we explain what was attempted and what remains unverified. Site visits, paid specialists and deeper property or development Due Diligence are separate services requiring your approval.
Research membership prices remain unchanged. Funding evidence is private client information; it will not appear in public teaser tiles or paid studies sold to other customers.
